- **Included in full-service management:** listing preparation and syndication, applicant screening, lease drafting, move-in inspection, rent collection, 24/7 maintenance triage, no-markup vendor coordination, annual property assessment, lease administration with no separate renewal fee, eviction support (owner pays attorney and court costs directly), move-out and deposit accounting, owner and resident portals, monthly owner statements, ACH disbursement, year-end 1099 reporting, and trust accounting.

- **Rent Collection:** Monthly collection through the resident portal, documented follow-up on missed payments, and early intervention before issues escalate.
- **Maintenance:** 24/7 maintenance triage, documented work-order flow, vetted vendors, and no markup on vendor invoices.
- **Accounting & Financial Reporting:** Monthly owner statements, owner portal access, ACH disbursement around the 10th, year-end 1099s, and DRE-compliant trust accounting.
- **Eviction Support:** Coordination alongside the owner’s landlord-tenant counsel when eviction is necessary. Owners pay attorney and court costs directly.
- **Lease Administration:** Renewals, market rent analysis, and required California notices, with no separate renewal fee for keeping a resident in place.
