What happens if the tenant doesn't pay the rent?
Rent is due on the 1st of each month, with a grace period until the 5th. If payment is not received by the 5th, a late fee will be applied. Coastal Oak Property Management works closely with tenants, offering various payment options and, when necessary, payment plans. If the tenant does not make an effort to pay the full rent by the end of the month, we initiate the eviction process no later than the 25th, following California’s legal requirements. -
How do you qualify or screen applicants?
We have carefully established a tenant screening process that complies with federal, state, and local laws regarding fair housing. -
What happens if the tenant breaks their lease?
Tenants are legally responsible for fulfilling the terms of their lease. If a tenant needs to break their lease due to military orders, government relocations, or other qualifying reasons under California law, we work with them to find a new qualified tenant. However, the tenant remains responsible for the lease terms until a new tenant moves in. -
May I make repairs to my own property?
While owners can make repairs, we recommend coordinating all maintenance through Coastal Oak Property Management to ensure compliance with California’s strict landlord-tenant laws and to maintain consistent quality standards. -
How often do you inspect my property?
We conduct either annual or semi-annual property inspections to ensure everything is in good condition. We attempt to drive by each property roughly once per quarter to assess exterior condition and proactively address any obvious issues. How long will it take to get my property rented?
Our goal is to rent your property within 30 days of taking over management. If a vacancy occurs, we work diligently to secure a new tenant within two weeks, minimizing downtime and maximizing your rental income. -
What happens if there are damages to my property when a tenant moves out?
Within 24 hours of a tenant moving out, we conduct a thorough move-out inspection. If any damages or excessive wear and tear are found, we deduct the necessary repair costs from the security deposit. If the cost exceeds the deposit, we will pursue collection through all available legal avenues in compliance with California law. -
What does it take to get my place ready to rent?
Preparing your property to rent may require minimal effort, but it’s essential to meet tenant expectations. This includes professionally cleaning carpets, ensuring appliances are spotless, patching nail holes, and addressing any deferred maintenance. Smoke alarms, carbon monoxide detectors, and all safety measures must be up to date, as required by California regulations. -
How often will I receive my money and statement?
We process owner disbursements via ACH (Automated Clearing House) on or around the 15th of each month. Your owner statement, detailing all income and expenses for the period, will be uploaded to your portal at the same time. -
Am I required to make my property Section 8?
No, landlords in California are not required to participate in the Section 8 program, but they cannot discriminate against applicants who use Section 8 vouchers as part of their income. This means landlords cannot advertise "No Section 8" or "No Vouchers" in their listings or ask if an applicant has Section 8 before providing an application. Additionally, landlords must accept Section 8 vouchers as a valid form of rental payment and consider them when evaluating an applicant's income. -
Are you licensed?
Yes, Coastal Oak Property Management is a licensed real estate brokerage in California (CA DRE #02249988), ensuring we meet all legal requirements to manage your property effectively. -

Can you put the money directly into my account?
Yes, we offer direct deposit of your rental proceeds. -
Do I get to sign the lease or review it?
As your property manager, we handle lease signing on your behalf. A copy of the signed lease will be uploaded to your portal for your review. -
How is rent collection handled?
We provide multiple payment options for tenants, including credit card, debit card, ACH, money order, and cashier’s check, to ensure timely rent collection. -
How long of a lease do you sign?
Every lease is unique, and the terms of each lease are negotiated by the parties to the contract. -
How much security deposit do you charge the tenant?
We charge a security deposit equal to at least one month’s rent, as required by California law. -
How soon can you start managing my property?

What type of properties do you manage?
We specialize in managing smaller multi-family properties (up to 4 units), single-family homes, and townhomes in the Orange County area. -
What type of reports do I get and how often?
Each month, when we process your direct deposit, we also upload your owner statement to the portal. This statement outlines all income and expenses for the current month. -
Who holds the security deposit?
Generally (but not always), owners choose to have Coastal Oak Property Management Inc. hold the security deposit. We do so in compliance with California law to ensure they are handled properly and returned to tenants within the legal timeframe after move-out.
