Are pets allowed?
Some property owners allow pets, while others do not. Each rental listing will clearly indicate if pets are permitted and any specific conditions that apply. In California, you are also required to register your pet with the city. Additionally, you must screen your pet through our online screening platform, where you'll need to provide pedigree and vaccination documents, along with references and photos. -
Can I sublease?
No, subleasing is not permitted. If you need to break your lease, you must follow our lease-breaking guidelines. This includes paying at least one month’s rent plus an administrative fee. Coastal Oak Property Management will begin marketing your property for rent once the break lease fee is paid in full. During this process, you are still responsible for paying your monthly rent and utilities until a new tenant moves in. Once a qualified tenant is secured, you must vacate the property within 72 hours and ensure it is move-in ready. All other move-out obligations will also apply. -
How much notice do I have to give to vacate?
In California, the notice period required to vacate depends on the length of your tenancy. If you've lived in the property for less than a year, you must provide a 30-day notice to vacate. However, if you have lived in the property for a year or more, you are required to give a 60-day notice. These guidelines help ensure a smooth transition, whether you're moving out or the landlord is making changes, such as selling the property with the intention of the new owner occupying it. -
How often do you inspect my property?
We conduct either semi-annual or annual inspections at the direction of the property owner to ensure it is well-maintained and to address any necessary repairs. -
Can I smoke on the property?
Coastal Oak Property Management prohibits smoking in or around any of our rental properties, in compliance with California laws regarding smoking in multi-unit dwellings. -
Can I paint?
Tenants are not permitted to paint the property themselves. If you wish to change the color of the walls, please contact your Property Manager. We can request approval from the property owner and provide you with a bid from our professional painters for an approved color. -
Can I run a daycare from my rental?
No, Coastal Oak Property Management does not allow tenants to run daycares or any other business from our rental properties, in accordance with California zoning laws and lease agreements. -
When is the rent due?
Every lease is different, but rent is typically due on the 1st of the month with a grace period until the 5th, after which rent is considered late. We recommend setting up ACH payments through your tenant portal for your convenience and to avoid late fees. -
When do I get my deposit back after I move out?
Coastal Oak Property Management follows California law (Civil Code Section 1950.5) regarding the return of security deposits. We will return your deposit, minus any allowable deductions, within 21 days after you vacate the property.
